Residential Inspection

A real estate inspection is a visual survey of a structure and a basic performance evaluation of the systems and components of a building. It provides information regarding the general condition of a residence at the time the inspection was conducted. This inspection is part of the real estate transaction. We inspect the home like a family member is buying the home.

Multi-Family

A single structure that holds more than one housing unit. This includes Duplexes to apartment buildings and condo buildings. A single condo unit would be residential.

Roof Only Inspection

A drone can only see so much. We get on the roof so we can touch and feel. We can look under things to do a complete roof inspection. This is already included in a residential inspection.

Pool Inspection

The pool inspectors provide a complete evaluation of the pool along with all of the related equipment such as the heater, pool lights, pool plumbing and pool electrical components. We also do a complete check of the decking, coping and the gates around the pool. We make sure that the homebuyer knows the current condition of the swimming pool and if repairs, updates, or replacement parts to ensure that it is safe and working efficiently are needed.

Bank Owned Home or Vacant Home

Any home unoccupied needs to be properly prepared. Unoccupied homes also need regular inspections to ensure the home continues to be prepared to prevent the home losing value due to damage. Regular inspections reduce the risk of squatters and allow early notification of any vandalism. Photos are taken as needed or requested.

Is your new home one year warranty about to expire? We will look for deficiencies that should be covered by your home warranty.

Home Warranty Inspection

Stucco Inspection

The inspector will visually identify existing problems such as cracks, discolorations and incorrect flashing. The inspector will look carefully where water might be directed at the walls. The inspection can assist in detecting many problems early, so you don’t get surprised later on. The inspector will also look for signs that water has previously penetrated the wall and possibly caused damage.

We can assist you with the removal of squatters. This is on a case-by-case basis. All actions taken by us will be legal.

Construction Phase

The inspector will visit the construction site and assesses progress. The inspector will report where the project is in relation to the scheduled timeline. This is also for house flippers that want to ensure the work is being completed.

Repair Estimates

A detailed repair estimate, big or small, based on inspection results.

Re-Inspection

Some repairs done improperly are obvious, but some are not.
